Bradley's West Main Street TIF District
 
I don't know any details thanks to the Journal Star paywall, but this is long time coming. There's no telling how it will play out, but I'm excited to see what happens.

Here's the city timeline I found. The first public meeting is in a couple of weeks on the 28th.

From the city council agenda item, this looks to be just outside of Bradley's area.....
 
"The general area located along Main Street from Monroe Street on the east and University Avenue on the west and each side of Main Street encompassing surrounding residential and commercial neighborhoods found to be in need of redevelopment."

@kraziebill : I was thinking from North St to University, but that's fine too. There's a lot of vacant and downtrodden property up and down that whole stretch that could really shine.

PEORIA - There are 38 vacant storefronts along Main Street in Peoria, stretching from the riverfront downtown up to West Main Street and Bradley University's campus. But there is a plan to fill them - a $25 million plan involving stakeholders from the city and the university.

There was a conversation in another thread about East Peoria and their success compared to Peoria. I couldn't remember all of the details of the incentives they offered, but thankfully ChatGPT does. It went into great detail, but I'll just leave the summary here.
 
"So the short version is: East Peoria didn't just "attract" the Levee District. It built the financial runway for it. TIF money, sales-tax districts, city bonds, infrastructure, public land control, tax rebates, enterprise-zone perks, and anchor-tenant deals all worked together to make the district happen."

"As we've looked at development along West Main, we really feel that this is a tool that can help us for redevelopment purposes," said City Manager Patrick Urich.
 
The proposed TIF area would run along West Main Street from Monroe Street downtown to University Street near the Bradley University campus, encompassing the surrounding residential and commercial properties.
 
Urich said the interest in pursuing the possibility now made sense for several reasons, including a determination by the Mayor's Institute for Community Design identifying Main Street as a focus area.
 
"The Greater Peoria Leadership Council also has presented a kind of a heightened focus of this area, as well as downtown, and then with the efforts that Bradley University is undertaking as well with the campus, so we felt that the timing was right," said Urich.
 
The creation of the interested parties registry enables those who sign up to receive correspondence and stay informed about the TIF process and potentially how to seek benefits.
 
Peoria will hold public meetings and hearings on the Main Street TIF before it would go to the council for approval, which Urich anticipates by late August or early March. (September?)
