I agree. There needs to be some $$ towards the improvement that does not come out of the city.

Assuming the taxpayers don't get screwed in the deal (yes, a big assumption), this looks like a win-win for those who want to have riverfront park land. They're getting more of it with more access to the river.

How do you figure? I can't remember the exact figure but I think this also involves hundreds of thousands of dollars of infrastructure improvements paid for by yours truly - the taxpayers. Why should the taxpayers pay to improve this mans land? Let's ask them. Let's ask them if they would rather improve the new buyers land FOR HIM, or, use it to improve the public streets we drive on every day. Here's a better suggestion for a win/win. He finds a private piece of property to buy - pays for it all himself, and we'll keep our Riverfront Park thank you. Now there's a win/win.

Some one that don't have there hands in getting paid. It will cost more to redevelop the land than what they are getting paid for the land they are selling.

@CJ How is this remotely an "even" swap? I'm going to guess part of our new park was under water during the last flood where the current park was not. If it is such a deal, why not put the apartments there. Because it isn't close enough to CAT?

the empty retail space in the new Marriott Hotel into condos.

This is my guess too.
 
I don't understand why they have to remove the slips at the boat club though. Though I guess they don't have enough dry dock. Maybe the Park District would like to donate some of the large park at the north end of Detweiller Marina, and the boaters could stay.
 
The elevation is definitely lower that the current park, just look at @tntrecycling's photos from the recent flooding, a good portion of it would be swamp if it wasn't pavement.
