your house is worth what its worth. it has nothing to do with what you paid for it.

@JnJ : I get all of that..as I said..I have no personal attachment to the house..We have made all kinds of updates since we bought the house..complete tear out of the kitchen..everything new....just re-updated the appliances last 2 years..lots of new flooring..all the bathrooms have had complete updates..complete tear off on roof 8 years ago.....he could have cared less..didn't include any of that ..his comps for my house tho were in the $150,000 range ....

@craftywoman : Sort of similar experience with them as well. We listed with a local realtor, but made a simple phone inquiry with Merrick just to get some background info on them hoping to possibly cast a wider net of potential buyers. We couldn't get them to stop calling for months to get us to list with them. I have to believe that they thrive off of the CAT relocation program?

There is no way anyone can accurately price your home over the phone. Period. That's absurd.

@mypeez : You could be right about the CAT thing..all he talked about was the Peoria market..how they are building new houses..and someone buys one..and then the next year they build new houses in the next block and then all of a sudden..your house is a year old and not the new one's in the area..what??? I'm not in Peoria so I don't care..I decided not to list with them..I might sell it for his price..but he won't get the listing..

Yes, go with your gut with a realtor. If you didn't like the persona, there's more of that coming. A tiger doesn't change spots.

Also ask how many houses he/she has closed on in the last 2 months. Then tell him/her you're going to look it up.

@craftywoman : I'd say that is the risk with buying any subdivision spec home, anywhere.

@QuispnQuake : I know right...I looked him up..he use to sell cars..has only been doing this for a few months..hasn't sold anything and has no listings himself..no wonder..lol..I called someone that I sort of know..but didn't really want to do that...did have a long talk with Mr. Crafty today at breakfast..he said to sell it for what we bought it for in 2006....he doesn't care..So, might do that..not sure yet..

@craftywoman : Look, I know there are people in the same situation who are honest people. That's not directed at you craftywoman.

You see that red flag on the closings. Or even pending. If someone out there wants to search further they should check the State's Attorney General office. See if there have been cases filed.

That's one service that the office is supposed to do. I did it a lot when I wanted new windows. They were very, very friendly with me.

And better than the BBB. Why? When I had the windows done the owner was too deceptive to me, and hung up the phone when I told him no.

Guess what: He was the top leader of the Peoria BBB. Oh hell no.

People give Realtors too much credit. If the house is priced right its going to sell, if its not, it won't. Emoticon

if its not, it won't.

@JnJ : I can testify! And I'll add: You won't get the price you want.

@bwiser : So why is the value of homes in Peoria going down?
According to this article:
"There are less people looking to sell, there are buyers who are having a hard time finding what they want to. ... You've got buyers who want to buy, but there aren't properties," PAAR CEO Dallas Hancock said."
Shouldn't the value of a home go up? The value of my home has gone down almost 15% in not even 4 yrs.
It all has me confused, frustrated, aggravated, along with depressed.
